Established in 1931, Terrace Park Dairy was an underdog in a competitive dairy market with well-known industry leaders. Business was steady for many years, but exponentially blossomed after being sold to the Schock brothers in 1948. Within five years, the Schock brothers transformed the company into the largest dairy in South Dakota.  

The Schock brothers, Al and Ozzie Schock, grew up in rural South Dakota. The Schock family owned a small farm where the brothers learned hard work and the agricultural trades at a young age. Both brothers worked while attending the South Dakota State College of Agriculture and Mechanical Arts, now known as South Dakota State University. They were accustomed to milking cows, bottling the milk, and even making deliveries every morning before classes began. They also both served in World War II, but resumed work in the dairy industry once safely returning home. They officially acquired the Terrace Park Dairy company in 1948. Terrace Park Dairy would eventually merge with the Land O' Lakes cooperative and grow to employ 400 people.  

The original Terrace Park Dairy building at 201 S. West Avenue in Sioux Falls was constructed in 1931 and sold in 1969. The building was also home to The Vault nightclub from 2010-2013. U-Haul acquired the property in 2015 for adaptive reuse. Adaptive reuse building conversions allow U-Haul to promote infill development to meet citizens’ needs while preserving the natural resources and land normally required for new construction. Adaptive reuse also allows resources to be focused on integrating environmentally thoughtful features into the existing building rather than creating waste in the form of demolition and using valuable resources for new construction.

Serving U-Haul customers since 2015, this facility was built through adaptive reuse of an abandoned building. Adaptive reuse promotes infill development in an effort to strengthen communities, with the following benefits achieved at this site: 

• 843.7 tons of metal manufacturing & transportation prevented 
• 5,753.6 tons of new concrete pours avoided 
• 6,653.8 tons of construction and demolition debris prevented 

Energy-efficiency and waste-reduction programs at this facility provide the following estimated benefits each year for the Sioux Falls community:

• 5,705,517 lbs greenhouse gas emissions prevented
