The 6X12 cargo trailer which i rented should be equipped with a jack on the tongue. That size trailer, even when empty, is pretty heavy and very difficult for one person to connect/disconnect from a vehicle because there is no jack. I would strongly recommend that all trailers of that size be equipped with a jack.
