David WI do recommend U Haul help new franchise owners (under 3 years) put some sort of structure or building for U-Haul business on/near lot. Optics (business psychology) go a long way to represent a business is doing well (having a choice to go in) vs just making things work. Franchise owner is knowledgeable and professional, he said that he will put in a building eventually. For now without building, franchise owner is using phone to run business from lot, which is clever on the mobility side. Location and lot size is great to easily maneuver around with trailer.
