A few suggestions off the top of my head: Address the extensive rat problem. Do not use Washington law preventing pest control within individual units as an excuse not to mitigate risk. Seal entrances (nearly every unit has a 2-3 inch gap from the floor. Seal open air internal connections between units where rats travel. Warn customers of rats (rather than letting them discover the high risk after it’s too late to protect valuables). Communicate quickly. Follow up. Explain pest control procedures effectively. Explain what options unit renters have to eliminate pests themselves. When a renter posts a negative review, don’t offer credits with requirements to remove negative reviews—just offer the credit.
