A common selection for tenants is a medium (51 to 150 sq. ft.) or large (150+ sq ft.) climate-controlled indoor unit. However, one size does not fit all. If a 5x5, 5x10, or simple locker meets your needs, you may only need to look at smaller units. Gauge the number of items you have and, more importantly, note how much space the boxes take up when stacked and ready to be stored.

If your items don’t require a climate-controlled environment, your monthly rate could be cheaper, so it’s worth it to weigh the difference in costs. Maybe you aren’t looking for an indoor unit at all. Outdoor drive-up storage units remain a popular option. 2. What is Your Storage Timeline?

Not everyone knows their timeline immediately when moving their belongings into a storage unit. That’s okay! Life happens, and circumstances change. Most storage contracts are month-to-month, allowing flexibility.

If you know that your storage timeline will be long-term, meaning you'll need your unit for at least a year, you can ask the store manager about any advantages or deals available for paying the year’s rent up front, if you have that money set aside.

If you know for certain that your storage timeline will be short-term, around a month or two, it may be beneficial to bargain hunt for the lowest rate available.

3. Buyers Beware: Know the Red Flags!

If you’re looking for cheap storage and an introductory rate seems too good to be true, that may actually be the case. Ask the store manager (and read the contract carefully) to see if that low rate includes any administrative or any other hidden fees, a deposit you may not get back, a mandatory insurance purchase, or if there’s a certain amount of time that must pass before your rate can be increased.

It’s also important to read the customer reviews for that specific location and operator. There are plenty of stories about customers having their rates raised before they even move into their unit, or receiving surprise increases repeatedly in the first several months. This is predatory pricing. Within a short period, customers who signed up with the low teaser rate often end up paying more than customers who got a fair rate from a different operator.

Once you move into a unit, moving out can be a pain, especially if it’s just to switch facilities. 4. Tailored to Fit Your Specific Needs

Beyond cost, think about the facility features that matter to you.

A clean storage environment and positive customer service are the bare minimum, but it’s important to think about more specific features as well. Do you need 24/7 access because of your schedule? Does the facility offer easy access to carts, elevators, and clean bathrooms? Do you have any physical limitations that require you to have a lower-level unit?

You should also consider security and coverage options. Things like video surveillance and door and gate access can help protect your belongings. Will you be self-insured?
